Rental properties & agency work

Flooring for Sydney Property Managers and Rental Properties

From a damaged board to flooring replacement between tenancies, Oz Timber Floor helps property managers, real estate agents and landlords organise flooring work across Sydney.

We handle small floor repairs, removal and replacement, and sanding or recoating of suitable timber floors. Tenant appointments and agency key coordination can be arranged as part of the job.

Tell us about the property, the flooring issue and your preferred dates. We can discuss the next step and what is needed to prepare a quote.

For a single property or ongoing agency enquiries. Please include the property suburb and whether it is occupied.

The right scope for the property

A small damaged area, a worn timber finish and a floor ready for replacement need different approaches. We can discuss the practical options before the work is agreed.

Small floor repairs

Ask about damaged boards or a localised flooring problem. Repair options depend on the flooring system, the condition of the surrounding area and access to suitable replacement material. An inspection may be needed before the scope can be confirmed.

Removal and replacement

For flooring that needs replacing, we can discuss the existing floor, removal, the replacement product and installation requirements. Tell us about adjoining rooms, stairs, furniture and other planned work so these can be considered in the quote.

Sanding and recoating

Suitable existing timber floors may be renewed through sanding or recoating. The appropriate work depends on the floor construction, its condition and the existing finish. We will discuss suitability before agreeing the work.

Plan the work around the tenancy

For a vacant property, share the move-out date, intended handover date and any other trades already booked. For an occupied property, tell us who will coordinate tenant access and any restrictions on working hours.

We can arrange tenant appointments and agency key collection and return. Access arrangements and installation dates are agreed once the scope, materials and site requirements are understood.

If your dates change, contact us so the schedule can be reviewed. A requested completion date is confirmed during planning rather than assumed from the enquiry.

Give the owner a clear basis for approval

Tell us whether you need a repair quote, replacement options or advice on renewing an existing timber floor. If the owner is considering more than one approach, include that in the enquiry.

Before approving the work, confirm the items relevant to the property:

  • The rooms and areas included.
  • The repair or replacement work and selected flooring, where applicable.
  • Removal, disposal and floor preparation where required.
  • Trims, transitions and finishing details.
  • Furniture, access and any work to be handled by others.
  • Timing, exclusions and how any changes to the agreed scope will be handled.

Where the condition beneath the existing floor is not yet known, that uncertainty needs to be addressed in planning rather than treated as a confirmed inclusion.

Flooring choices for rental properties

Choose flooring around the property and the intended use. Budget, appearance, cleaning, repair options and the conditions of the specific product all matter.

Oz Timber Floor offers hybrid, laminate, vinyl and timber flooring options. Browse the categories as a starting point, then discuss a suitable selection for the rooms, existing subfloor and access arrangements. For apartments, share any building requirements before the product and installation method are agreed.

From enquiry to agreed work

  1. Share the property details.

Include the suburb, whether the property is occupied, the flooring issue and your preferred dates. If you have photographs, tell us and we can discuss how to provide them.

  2. Confirm what is needed for a quote.

We will discuss the available information and whether a site visit is needed to understand the flooring and access requirements.

  3. Agree the scope and obtain approval.

Confirm the work, product choices where relevant, inclusions and the person authorised to proceed.

  4. Coordinate access and dates.

Agree tenant arrangements or key collection, the working schedule and any coordination with other trades.

  5. Complete the agreed flooring work.

Keep the property contact informed of any issue that needs a decision before additional work proceeds.

One property or ongoing agency work

If you manage several properties, tell us where they are located and the flooring work you regularly need. We can discuss service coverage, how you prefer to request quotes and your access and invoicing requirements.

Questions from property managers and landlords

Do you take on small floor repairs?

Yes. We undertake small floor repairs as well as larger replacement jobs. Describe the damage and the flooring type if you know it. We may need to inspect the area before confirming the work.

Can you repair a section instead of replacing the whole floor?

That may be possible. It depends on the flooring system, the condition of the surrounding floor and whether suitable replacement material is available. We can discuss the options before the scope is agreed.

Can you collect keys from our agency and coordinate with the tenant?

Yes, tenant appointments and agency key collection and return can be arranged. Tell us who should coordinate access. Please share detailed access instructions through the agreed contact process rather than in the initial website enquiry.

Can work be scheduled between tenancies?

We can plan around your requested vacancy period. Share the move-out and intended handover dates, together with any other booked trades. Dates are confirmed once the scope, materials and access requirements are understood.

What if matching boards are no longer available?

We will discuss the available options and any likely differences before the work is agreed. An exact match in colour, pattern, dimensions or finish cannot always be achieved.

What should I include in the first enquiry?

Start with your name and contact details, the agency or project name if applicable, the property suburb, whether it is occupied, the work required and your preferred dates. Measurements and existing flooring details are useful if available, but you do not need to know the exact product to ask about the job.
